Independent alternative sourcing

Smartspace alternatives for a factory building quote

CivicBridge Sourcing is an independent sourcing partner. A search that starts with smartspace can be turned into a neutral brief for modular and portable buildings. This desk does not sell, stock, or speak for the named brand.

Not the referenced brand, and not a dealer for that brand. Factory replies are alternatives that still need project review.

What a buyer should have ready

Floor plan sketch with module dimensions marked in feet

Use, occupancy, and module dimensions

Record whether the building is permanent, relocatable, or temporary, who occupies it, and the clear floor size. Module dimensions, eave height, and room layout decide whether a volumetric unit or a panelized package is even comparable. A brand name alone does not set those limits.

Loads, jurisdiction, and the quote boundary

Ask each factory to state design live load, design dead load, wind speed, wind exposure category, ground snow load, and seismic design category against the project jurisdiction. Mark the quote as shell, delivered, installed, or turnkey. Freight, foundation interface, and utilities stay on separate lines so a low unit figure is not read as a finished building.

Quantity, destination, and documents

State how many modules or building sets are needed, the destination, access limits, and who supplies the crane lift plan. Request drawings, material notes, and any test sheets for the system actually quoted. A homepage badge is not evidence that a plant, weld procedure, or local approval applies to this order.

Figures a brief can carry

  • Module dimensions and eave height, in feet or metres, as the buyer measured them.
  • Design wind speed in mph and wind exposure category, or the word unknown.
  • Ground snow load in psf and seismic design category when an engineer has named them.
  • Clear span and bay spacing when the frame is a rigid frame rather than a closed module.
  • Floor design live load and design dead load, kept separate from any crane load.
  • Envelope target as thermal transmittance, R-value, or U-value, plus fire-resistance rating only if a tested assembly is required.
